Rental Income Calculator

Rental income looks good on paper but real cash flow requires accounting for vacancy, maintenance, and expenses. Our calculator shows your realistic monthly and annual cash flow after all costs.

Monthly Cash Flow:

Annual Cash Flow:

How to Use This Tool

  1. Enter expected monthly rent.
  2. Enter your monthly mortgage payment (principal + interest).
  3. Enter vacancy rate (8-10% is standard).
  4. Enter maintenance as percentage of rent.
  5. Enter monthly property tax and insurance.
  6. Click Calculate to see cash flow.

The Formula

Effective Income = Rent x (1 - vacancy%). Cash Flow = Effective Income - Mortgage - Maintenance - Tax - Insurance.

Why It Matters

You buy a $250,000 property with $50,000 down. It rents for $2,000/month. After mortgage ($1,100), taxes ($200), insurance ($100), maintenance ($200), vacancies ($100), your monthly cash flow is $300. Annual return: 7.2%.
